Upkeep Tips for Garage Door Systems, Seals, Cameras & More

The inner mechanizations of a garage door system are an enigma for many, and you might be tempted to let the complicated machine run without any interference in case you damage the equipment. However, a garage’s moving parts will wear down, rust, and break with time. That’s why regular upkeep is crucial to maintain a door and identify potential failings before they cause extensive damage. Before Anything, Check Your Owner's Manual

Not all garage door parts are created equal. A great way to know what to keep an eye on is by checking your owner's manual, which is specific to your garage door brand. If you've lost yours, go online to the company's website and download the digital version. The manual will state when and what needs to be maintained, as well as list the exact replacement parts to order when necessary.

Maintaining a Garage Door Opener System

The average use of a garage door in the US is six times a day, or 2,190 times per year. 

Part Lubrication

Regularly lubricate all moving parts of your garage door and door operator. Lubricants reduce the friction between the moving parts of a garage door system that grind against each other every time you operate your door, which helps to keep your system moving smoothly to prevent squeaking, overheating, rust corrosion and other damaging effects that cause premature failure. Lubricant is especially important when you need to un-stick old garage door parts or if your garage door is exposed to weather extremes in the summer and winter. Garage Operators 

The garage door operator is what powers your garage door opener system. Check, calibrate, and adjust the safety devices on the operator at least once a year. The specifics should be found and followed in the operator’s manual.

Springs

Garage door springs are found on the wall above your door attached to a torsion bar that runs along the door’s width. They play a key role in helping to lift the door and should be lubricated two to three times a year. You should also test the door’s balance once per season. Checking for rust, wear and tear, and gaps in the springs are also important for upkeep. If the springs are squeaking or a gap is noticeable, they should be adjusted or replaced by a professional. Depending on your garage door setup, you may have keypads, security cameras, garage door openers and other appliances that are battery powered. Keeping track of the last time you installed batteries and their lifespan can help you stay on top of replacing them before they quit functioning.

Security Cameras

Security cameras are crucial for many garage door setups and can help monitor the outside of your home. Periodically checking security cameras for any wear or cracks as well as cleaning the lenses can help keep your family safe. Many newer models that contain SMART technology also have the option of a paid subscription that allows you to access additional security features, so when attending to the physical product, double check that the subscription is still active.

Weather Stripping

Garage door vinyl and brush weather seals can be installed around a garage door to seal off the natural gaps found on the top, bottom and sides of the door when closed. Properly working seals prevent debris, dirt, extreme weather, drafts and pests such as rodents and insects from entering your space. These crucial garage door parts will become less effective over the course of their lifespan, but there’s a few simple maintenance tips that can keep them functioning for years!

Vinyl Seals

Vinyl weather stripping is a popular residential material due to its cost effectiveness and variety of color options. You can clean your vinyl weatherstripping seasonally with a rag and all-purpose cleaner to remove the buildup of dirt and debris. Once clean, check that the seal is in good working order by checking for any cracks, dents, or brittleness. If you spot an abnormal feature, it's likely time for a replacement.

As durable as vinyl seals are, they can be damaged by extreme temperature and direct sunlight. After cleaning and inspecting your seal, apply a silicone-based lubricant such as the ActionSil PRO overtop of the vinyl for added protection. Be sure the lubricant is silicone and NOT petroleum-based, as petroleum can damage the seal.

Brush Seals

While lubricant is not recommended for brush seals, they can still be cleaned by removing debris stuck in the bristles. Inspect them seasonally just like vinyl seals, and keep an eye out for wear and tear. Brush seals that need to be replaced will have bristles that are falling out, are fragmented, or have a lack of consistency in the seal across the entire length of the door’s platform. Feeling drafts blow through the brush seal is another indication it’s time to replace the seal. You can check by taping a piece of paper around the sides or top of the door and watching for movement. Checking around a door following rain to see if liquid is getting through will also indicate a replacement is needed.
